Starting prices apply to normally maintained standard residential properties. Larger lots, heavy overgrowth, or deferred maintenance may need custom pricing.

Seth reviews the property's condition, workload, and route fit. If it qualifies for standard care — maintained without repeated catch-up work — we honor the displayed price. Different scope gets a custom, separately approved price, and any initial cleanup is quoted separately before recurring care begins.

If something within your agreed scope gets missed, let me know within 48 hours — call, text, or the form on this page — and I'll come back and make it right.
Tasks rotate or receive attention as needed, not necessarily every visit. Light weed attention does not promise a completely weed-free yard.
Additional work starts only after written approval of scope and price, or within an exact written spending allowance. Unsafe or specialized work may be referred out.

Seth reviews your property, the areas you want serviced, and route fit. He may ask for photos or arrange a property review if more detail is needed.
Receive a quote identifying the serviced areas, inclusions, frequency, and price. Any initial reset is quoted separately.
After you approve the work, securely add your card through Jobber. Seth confirms availability and your first service date.
After approved service is performed, the invoice is issued and the stored card is charged for the authorized amount. You receive a receipt.

Photos are optional, but they get you a price fastest.

That density is also why a request gets a same-day sense of fit: Seth already knows the neighborhoods, the common HOA expectations, and what a typical Surprise yard needs, so pricing and scope don't require guesswork.

Visits follow a weekly, every-two-week, or separately approved custom schedule to maintain the agreed areas at a suitable frequency. Tasks rotate as needed within the approved scope.
Rotating trimming controls growth near walls, windows, entrances, and walkways while respecting the different shapes and growth habits in the yard.
Obvious leaks, unusual wet or dry areas, stressed plants, and visible irrigation problems are called out when they're noticed. Periodic irrigation checks help catch watering issues before they become expensive plant problems.
Clean edging, blowing, weed attention, trimming, and cleanup are completed as one property-care visit—not a rushed mow-and-blow pass.
Surprise homeowners communicate directly with Seth, so there is no crew supervisor to chase and no office guessing what happened at the property.

For new customers with qualifying properties: $125 per completed weekly visit or $189 per completed visit every two weeks. Monthly care and other frequencies require a custom quote. Initial resets and specialties are separate. Materially different properties receive custom review and an approved price.
Yes. Routine care includes watching for visible watering problems, and periodic irrigation checks help catch issues that may not be obvious during normal maintenance. More involved diagnostics, repairs, part replacement, or system modifications are quoted separately.
Yes. Seth reviews your property, growth, lawn size, season, and appearance expectations to determine a suitable schedule and provide a custom quote. During active growth, many lawns need weekly or every-two-week care. The exact visit frequency, scope, and price are confirmed in writing.
Seth identifies and quotes the initial reset separately. Recurring care begins after the property reaches the agreed standard and the recurring scope, price, and first date are approved.
Not if safe access has been arranged and pets are secured. Seth will explain what was and was not completed if access is blocked. Meaningful incomplete service requires an agreed reduced scope and price before charging.
Recurring care has no fixed minimum term or termination fee. Please give at least 24 hours' notice to cancel or skip a visit. Cancellation before that deadline is not charged. A request or saved card does not authorize paid work.
If Arrowscape postpones for weather or safety and no service is performed, the routine visit price is not charged. Seth communicates the delay and a new expected date when reasonably possible.
No. Existing accepted customer arrangements and previously promised qualifying prices remain as agreed unless an individual change is reviewed and approved.
